1) Why should I use a professional to manage my home?

While the reasons our clients choose professional management vary, here are some of the key reasons many people elect professional management over self-management:

  • We handle maintenance and emergency repairs, allowing you to sleep at night.
  • We enforce collection of rents and serve the proper notices upon failure to pay.
  • We understand and apply the correct federal, state, and local laws, keeping you and your investment out of trouble.
  • We know the local market, have an extensive network of contacts, and have advertising resources available to us at discounted rates. This allows us to effectively market your vacant home to prospective residents to get it filled.
  • After you add up the increased rent we can often command, the discounts you'll receive on advertising, and the company rate we get on repairs, you'll often make more money than if you managed the property yourself!

2) Can I choose to disallow pets, smokers, large families, etc.?

We comply fully with the Fair Housing Act. This means that you can not choose to disallow anyone that is a member of a protected class under the act. You can choose to disallow pets and not permit smoking in your home, but you cannot deny a service animal. 3) Do you provide me with a report of activity on my property?

Yes, we will provide you a monthly report of rent and other income received, and maintenance, repairs, and other expenses incurred. This will be provided once per month. If you have questions regarding your statement, please do not hesitate to contact us.

Plan One - Leasing Consultation / Service

  • Evaluate property, essential criteria and advise Owner of terms and conditions.
  • Qualify, screen and show prospective residents.
  • Coordinate, prepare Rental Agreements and the 24+ California documents required by landlords including Megan's Law, Unlawful Activity, Federal Lead Booklet
  • Perform Walk-Through Inspections.
  • Advise Owners to take pictures or M & R will for a nominal fee.
  • Owner collects rent and manages the property.

Matusich & Raich Property Management Co. will be available for a FREE telephone conversation, additional forms, etc. and will provide direction for maintenance technicians and major construction work (at no additional cost or expense).

Fees: Based upon percentage of gross annual income rents or percentage of monthly rent.

Plan Three - "For Rent By Owner" Services (Forms Provided)

  • Assess Owner's property, help establish criteria and advise Owner of terms and conditions.
  • Provide Owner with 18 different professional forms and Rental Agreements which comply with current California Housing Laws.
  • Recommend Walk-Through Inspections (form provided) and Owner to take interior/exterior pictures.

Note: Individual classes with private instruction are also available (nights/weekends). Call for complete details.

Fees: One time rate starting from $495.

Real Estate Sales Associates understand the benefit of Professional Management to their client. Working together, we build a relationship of care and respect.

In our Management Agreement, a Non-Compete Clause protects the referring Broker/Agent for any potential sale of same property. Our honor and reputation will never be taken for granted. After all, our fore fathers did business with a hand shake, "Your word was your bond."

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
