Application Policies

Rental Criteria:

  1. Mis-statements, either false or incorrect, shall be deemed reason for denial of occupancy.
  2. If employed, please supply you two most recent pay stubs, letter from employer or copies of previous years W-2's.
  3. If self-employed, please furnish the last two year's of tax returns and all documentation for the current year.
  4. Other income such as trust, retirement, AFDC, SDI or other sources must have reliable, verifiable documentation (e.g. child support, alimony, and legal settlement).
  5. Some form of verifiable income will be required for unemployed applicants.


  1. Based on combined monthly income (usually 3 times the rent); job stability (2 years in the same field or profession); credit scores shall exceed 680 and credit background history must be without bankruptcies, judgments, liens, collections etc. Special consideration for applications in foreclosures/short sales.
  2. The processing fee, may be non-refundable once approved by the owner and a holding deposit agreement is signed.

Note: Applications will not be processed or certified without a holding deposit agreement initiated and receipt for tenant screening

Pet Policy:

  1. Types, sizes, and breeds of animals will vary with each
    • Minimum $500 dogs less than 20lbs
    • Again verify all specifics for each individual property.


  1. One of the following forms of I.D. may be requested for each applicant prior to signing off the lease documents and receiving the keys.
  2. Photo documentation (e.g. Drivers License, Military I.D., State I.D., Green Card, Passport.)

Megan's Law

Notice:  As a result of the Jacob Wetterling Registration Act, which was passed by the United States Congress and Megan's Law, states are required to release relevant information about registered offenders to protect the public.  The city of San Jose has published online maps that show the general location of registered high risk sex offenders' residences, represented by red dots.  Each red dot can be clicked to show a zoomed in view of the map and then clicked again to view details about the offender and his/her conviction. The map can be accessed through the San Jose Police Department website (www.sjpd.org) or more specifically ( www.sjpd.org/sexoffenderslist1.cfm ).

Notice:  Pursuant to Section 290.46 of the Penal Code, information about specified registered sex offenders is made available to the public via an Internet Web site maintained by the Department of Justice at www.meganslaw.ca.gov .  Depending on an offender's criminal history, this information will include either the address at which the offender resides or the community of residence and ZIP CODE in which he or she resides.
